Some people have a natural flare for keeping their homes updated, but most of us simply get used to the sameness and ignore aspects of our homes that could easily be improved.

Staging has been proven to add curb appeal, to increase your home's sales price, and to decrease the number of days your home is on the market. As a seller, if you move before your house is sold, you may want to consider having the home staged professionally. Here are some basic ways to improve the look, feel, and value of your home.
1. The first step is to leave your house and come return as if you had never been there before. Notice everything. What is your first impression? What sticks out? Is there a dead bush or a broken tile? Does the home look sharp in the neighborhood? Is the mailbox in good shape or do you need a new one? Would a few hot pink posies around the base add to the curb appeal? Take notes.
2. Nothing improves the overall look of a home as much as a fresh coat of paint. However, color can make or break a room, or the outside appearance of the home. To determine the correct color, paint a portion of a wall and leave that swatch up for a few days and nights. If it doesn’t work in all different lighting—morning, afternoon, and evening—try another color sample over the last one.
3. When painting inside, paint only one room at a time. Move on to the next room when that room is perfect.
4. To update your home, update the color scheme. Color is important to build character and personality. But be sure to avoid color overload. Designers use the 60-30-10 rule. That is to say, 60% of color in a room comes from walls; 30% comes from upholstery, floor coverings, and window treatments; and 10% comes from accent pieces or artwork.
5. Look at the floors. If you can afford new carpet, now is the time to go for it; likewise, it’s a great time to refinish hardwood floors. At the very least, have the carpets professionally cleaned to remove dirt, stains and odor, and if you have pets, make that a semi-annual exercise. Redoing your floors will take years off the appearance of the home.
6. Spruce up your sitting areas. Colorful new throw pillows can add vitality and pull together your décor in the living and family rooms. Adding framed art to the walls or a piece of rich-colored pottery to the mantel can revitalize the look.
Buyers will definitely notice your efforts. Even if you’re not looking to sell, realistic improvements are certain to also improve your spirits.
